We pride ourselves in being fair and honest regarding our rental requirements and approval standards.
Each adult (18+) must complete a rental application;
we conduct a background check, credit check, income verification and rental history verification.
We look for a minimum of 600 credit score, clear background, good landlord references and 3x rent.
All these criteria matter. For example, if you have a 800 credit score but poor landlord reference this might result in a denial or approval with contingency based on the overall rental report. Please do not ask us if you are approved via phone if you have not submitted a rental application or paid the fee.
We process applications in order received. WE WILL ONLY REFUND UNPROCESSED APPLICATIONS FEES, if we process your application, the fee is non-refundable.
If you are approved, to secure your rental property you must pay a security deposit within 24 hours of approval (out of town residence options will be provided). An email with approval terms and steps will be submitted. If you are denied we will also notify you via email, please ensure your email on application is correct.
